ACQUISITIONS

Our primary acquisition focus is maintaining our portfolio's integrity and high-quality composition.  We target relationships with hospitals and large specialty physician groups that anchor newer buildings in growth markets.  We seek to acquire mission-critical assets with a synergistic mix of tenants providing care to a population base.  We like newer buildings with WALT, contractual 2-3% rent increases, hospital or physician credit, and a strong story.  We are pursuing $250-$500M per year in acquisitions.

MedCraft provides complementary facility planning and programming capability that effectively translates health system facility strategies and operational objectives into high-performing healthcare facilities. Leveraging our team’s experience, we have created unique planning tools and capabilities that complement the design services provided by our partners. 

 

BUILDING SYSTEMS AND SUSTAINABILITY
Selecting suitable building systems is critical to the ongoing successful performance of a healthcare facility. Our team engages our health system partners early in the development process to understand their sustainability and operational performance goals, along with the unique requirements of critical programs in an ambulatory care center such as ambulatory surgery centers and free-standing emergency departments. We bring the in-house knowledge and expertise to conduct plan reviews and system specifications to avoid potential future operational
issues.

CAPITAL

MedCraft has capital for public/private partnerships with hospitals in a variety of structures.  We can enter into JVs or utilize an exclusive partnership to offer attractive, tax-exempt financing options to not-for-profit hospitals. 

We also have an attractive equity program for developers with medical projects they need financing on.  We can bring in a majority of equity and debt for these projects in a structure that is highly profitable for the developer

ASSET MANAGMENT

Our asset management approach is strictly focused on tenant satisfaction, investor returns, support, and connectivity over the long term. We are committed to maintaining full accountability and supporting our client's goals.

 

As asset managers, we will also be responsible for setting and executing annual capital plans that offer clients and their patients a positive experience.


Our asset management approach provides our health system partners with the following tangible features:

• Ongoing access to a Company Principal who was involved in your project from inception
